Trust Deed Rules

Question: Help! The Deed of Trust is stopping me from closing the house!?
As a first time buyer I have been battling this house for 3 months. Finally when the day came to close the house, this Deed of Trust came out of nowhere. My wife absolutely refuses to sign the documents or anything else for that matter, she practically cuss at the people in the title company. I have thought of every kind of solution which was; quitclaim deed, turn it into investment, divorce, attorney, judge etc. None of those things work. The title company is really giving me and everyone else a very hard time. So now I am turning to you. Please tell me if there is a way to bend the rules or something, let me know.
The seller only gave me a week, he will not extend the date any further.
My real estate agent, personal banker, loan processor, and everyone else involve in this case is trying to find a way. In the end no one can't think of anything.
Answer: The "rules" are laws, and you are not likely to be above the law.
There are really only two options here, either she signs or you walk away from the transaction (expect to be sued).
Even if you were to divorce she has to sign until the divorce is final.
The deed did not "come out of nowhere", it is standard for any sale, without it there is no deal.
