Trust Deed Forum

Question: Has anyone been cheated while dealing with yourhackers.net?
Would appreciate some comments from those who have dealt with the wesbite called yourhackers.net. They claim on their site they offer a software that can crack unlimited msn/hotmail/yahoo/gmail/AOL passwords of any e-mail ID and one needs to pay first, & that no trial versions will be sent in advance. I trusted them and sent them 250 USD dollars through western union. The price mentioned on their site was 249 dollars. After ackowledging that they received the money and the download link will be sent in 48 hours, they went completely silent! Various mails asking for the software went unanswered. They turned out of to be cheats of the first order. They have not replied to a single mail. If anyone visits their site, lately it says this software is not available! Is there a way i can get them to refund my money? I would also like to use this forum to bring to light their deeds, pls do not deal with this site. They are based in UK and ask you to send money to a Hamid or a Qadeer Siddique.
Answer: You should have just cracked the passwords yourself. I'm sure you can find a tutorial or...ask on Yahoo Answers.

Deed Of Trust Assignment Of Rents
Question: Can a second mortgage note on one house be used as a downpayment on another?
When my husband and I sold our home, we took back a 5-year second mortgage for the buyer. Now that we've found a home we want to buy, we don't have enough cash for a down payment, but would like to use the second mortgage as the down payment, and sign it over as a Deed of Trust with assignment of rents ... or something like that. What we'd like to know is whether or not that can be done? Or, if that can't be done, what kind of transaction can occur that would allow us to us to use that second mortgage as the down payment? I'd appreciate a response from a knowledgeable real estate person, mortgage lender, or other financial/contracts professional. Thank you. jdbnosik
Answer: Yes. A second mortgage note can be used as a down payment. As a matter of fact, anything of value can be used as a down payment as long as both parties agree. A lot depends on the seller of the home you are buying. If it is an individual that can sell with owner financing they may be flexible enough to take part of the down payment in cash and the other as a note. Be sure to check with local real estate laws in your state. Each state is different. Get a good real estate attorney to represent your interest and draw up the papers. You should be fine.
