Question: Update on who signs county house deed if my trustee lives overseas?

Hello again,

Thank you for your answers but the problem is that my trustee (mother-in-law) lives in the countryside of Scotland and cannot get to the US Embassy in a major city since she does not drive due to her age and lack of transportation in the countryside.
Can my Trust appoint someone else on a temporary basis to sign for her - something of a substitute trustee? Has anyone heard of this being done?

I will be purchasing a house via a Trust but my Trustee lives overseas and the title company said it would be too complicated to have her sign house papers for the Trust. They suggested a substitute trustee for signing only but we don't know anyone local and two lawyers we spoke to said they don't provide that service. Any ideas? I can't sign because I'm the beneficiary and don't want to appear on public record.

Answer: Depends on the terms of the trust. Odds are you would have to appoint a new trustee, not make a temporary substitution, and that will call for her to sign off on it anyway.

Can the embassy charge an arm and a leg and send someone to her, or suggest an alternative? Seems to me that hiring a limo to take her to the Embassy would be cheaper and less trouble than the alternatives
