We have a second Trust Deed on a property in California, and the person in the third position has filed for default. It went to sell and no one place a bid on the property. Since no one place a bid on this property, how many days does the new owner have to pay us off by law.

We signed loan docs on Wed night and I delivered down payment and remainder closing cost by noon Thursday, when will I get keys for house? (friday was new years eve)

I'm in California. Docs consisted of (1) Est. closing costs (2) HUD (3) title report (4) Deed of Trust (all instructions (5) tax forms (6) insurance disclosures, etc..

Question: If we lose our house through foreclosure in California , Will we owe any money?
We have a Deed of Trust , and they will be selling it auction nonjudiciary . We need to know if they sell it for less than we owe , will we owe anything ?
